  • No fixed bridges in select areas
  • Short ride times to open water
  • Easy access to fishing, shelling, and cruising

One thing to keep in mind is that Sanibel prioritizes preservation, so canals tend to be more natural and less engineered than places like Cape Coral. That’s part of the charm, but it also means depth and tide awareness matter.


Captiva Island: Boating Meets Old Florida Charm

Captiva is all about lifestyle. It’s quieter, more tucked away, and incredibly special if you love being on the water.

Boating access here is typically via Roosevelt Channel or surrounding waterways, and many homes and condos offer:

Fort Myers, especially areas like Iona and along the McGregor corridor, offers a wide range of boating lifestyles at different price points.

Here’s where it gets important: not all “Gulf access” is the same.

You’ll typically find:

  • Direct access via the Caloosahatchee River
  • Some properties with no bridges, others with height restrictions
  • Longer ride times to the Gulf compared to Sanibel or Captiva
  • More inventory and flexibility in price and home styles

This area is great for buyers who want boating access but also value proximity to shopping, dining, healthcare, and everyday conveniences.
