October was an active and encouraging month for the Fort Myers real estate market — a reminder of just how resilient and dynamic our community continues to be. Having worked with both long-time locals and newcomers this past month, I’ve seen firsthand how confidence is returning to the market, even as buyers and sellers adapt to new conditions.

Home Prices & Inventory
The median home price in Fort Myers held steady in October, landing around the mid-$470,000 range — roughly a 3% uptick from last year. What’s more interesting, though, is the balance we’re beginning to see. Inventory is gradually increasing, giving buyers more options without tipping the scales away from sellers. In my own listings, well-priced homes under $600,000 are still drawing strong interest, often going under contract within two to three weeks.

Buyer Trends
The buyer pool has diversified. While we continue to see retirees and second-home seekers, there’s been a noticeable rise in families relocating full-time, especially from the Midwest and Northeast. They’re drawn to Fort Myers’ sense of space, the lifestyle, and the continued investment in schools, parks, and local amenities. Many are seeking newer construction or updated homes that don’t require immediate renovation — a trend that’s consistent across much of Southwest Florida right now.

What’s Next
As we move into the final months of 2025, I expect the market to remain steady with modest appreciation. Mortgage rates have stabilized, seasonal buyers are arriving, and sellers who’ve been waiting for the “right time” are beginning to list again. The energy feels optimistic but grounded — realistic pricing and well-presented homes are still the key to successful transactions.
